A Guide to Homeowner's Insurance in South Florida
July 24, 2026 · 2 min read
What new-construction buyers should know about insuring a Florida home, and how new homes can help.
Homeowner's insurance is a bigger part of the budget in South Florida than in much of the country, and it surprises many buyers. The good news: new construction is often easier and cheaper to insure than older homes. This is general information, not insurance advice.
Why Florida insurance is different
Hurricane and flood exposure drive Florida premiums. Insurers look closely at a home's roof age, wind mitigation features, and elevation. An older home with a 15-year-old roof is a very different risk than a brand-new one.
How new construction helps
- New roof and current wind-mitigation construction
- Impact-rated windows and doors
- Modern electrical and plumbing reduce other claims
- Wind-mitigation inspections often lower premiums
Don't forget flood
Standard policies don't cover flood. Check the home's flood zone; in some zones flood insurance is required, in others it's optional but wise. We help buyers understand the full insurance picture for a specific home before they commit.
