Buying Guide
How Casera Haus Works for You When You Buy New Construction in South Florida
October 29, 2026 · 14 min read

The builder's sales team works for the builder. We work for you. Here is exactly what a buyer's agent does in new construction, how we are paid, and what you get from us from your first community visit to closing day.
You walk into a beautiful model home. The sales representative is friendly, knowledgeable and eager to help. And they work for the builder.
That is not a criticism. It is simply how new construction works, and it is why so many buyers walk out of a sales office with a shiny brochure, a long list of options and no idea whether they just got a good deal. This guide explains what we do about that: who we are, what we do for you at every stage, how we are paid, and what to expect when you work with us.

Why new construction is different
Buying a resale home is a negotiation between two sides, each of which usually has an agent. Buying new construction can feel different, because the seller is a company with a full-time sales team, a contract written by its lawyers, prices set by its own pricing sheets and a calendar built around its own targets.
Here is what that means for you:
- The person who greets you works for the builder. They can be honest and helpful, and they are still paid to sell the builder's homes.
- The contract is the builder's document. You did not write it, and you rarely see it until you are ready to put money down.
- The price you see is the start, not the end. Lot premiums, options, upgrades, closing costs, HOA and CDD fees all sit on top of it.
- Incentives are marketing as well as savings. Some are valuable. Others come with conditions that can cost you more than they save.
- The home does not exist yet. You are making decisions about a house you cannot walk through, from plans, renderings and a model that may not match yours.
Nobody in that room is there to ask, "Is this the right choice for you?" That is the gap we fill.
Who we are
Casera Haus is a South Florida buyer's brokerage that focuses on new construction. A few things define how we work:
- Licensed Florida real estate professionals with 10+ years of experience. We work within Florida's real estate rules, including a written Buyer Broker Agreement with every client and clear disclosure of how we are paid.
- Buyers only. We represent buyers, not builders, and we never take a side against you. When you ask what we think, the answer is based on your goals, not ours.
- Independent. No builder employs us, and we will never push a sale or steer you toward a home because of an incentive an agent might receive. Our advice is based on what is right for you.
- A team that speaks your language. We work in English, Spanish and Italian, which matters when you are reading a contract, comparing offers or buying from abroad.
- Five counties. Miami-Dade, Broward, Palm Beach, Martin and St. Lucie, so we can compare options across county lines instead of showing you only what is near one sales office.
We serve every buyer fairly and equally, in line with fair housing laws.
What we do for you, step by step
Here is the whole journey, and where we come in.
| Stage | What we do | Why it matters |
|---|---|---|
| 1. Understand you | Learn your budget, timeline, must-haves, commute, family plans and how you will use the home | A shortlist built around you, not around whoever has a model open this weekend |
| 2. Compare communities and builders | Put total cost, location, lot types, features, warranty, HOA/CDD fees and timing side by side | You see the real differences before you fall in love with a model |
| 3. Explain the incentives | Break down each offer, its conditions and what it is really worth to you | You know which deals help you and which just look good |
| 4. Register you and tour with you | Register you with the builder on your first visit and attend tours with you | Your representation is in place from the start, and you hear a second voice in the room |
| 5. Review the contract with you | Walk through the price sheet, options and builder contract in plain English, and flag what to ask before you sign | You understand what you are signing, and what to ask before you do |
| 6. Speak up for you | Ask for changes, credits, timing and written answers where it is reasonable to do so | Your side of the table is represented |
| 7. Support you through construction | Keep you on track with selections deadlines, inspection milestones and builder communication | Fewer surprises, fewer missed dates |
| 8. Support you to closing | Help you prepare for the final walkthrough, the punch list and closing day | You close with a clear head, and a clear list of what still needs fixing |
We cannot promise a price, a discount or an outcome, because every builder and every market is different. What we can promise is that you will not be making these decisions alone.
We compare communities and builders, not just model homes
A model home is designed to impress you. It usually has the best lot, the best finishes and the best furniture. It is not a fair way to compare two builders.
When we compare, we look at what actually decides whether a purchase is a good one for you:
- Total monthly cost. The loan payment plus property tax, insurance, HOA and CDD fees, which can change the picture. Our guide to budgeting for upgrades and closing costs shows how.
- What is included. The standard-features list, not the model's extras. What looks like a bargain base price can lose to a home with more included.
- The homesite. Lot position, premiums, orientation and what is planned around it. See our guide to homesite premiums.
- The timeline. Whether the completion date is realistic, and what the contract says if it slips.
- The warranty and the paperwork. What is promised, for how long, and how disputes are handled.
- The neighborhood fine print. HOA rules, CDD assessments, future phases and amenity timing.
Incentives, explained
Builders advertise incentives because they work. A buyer who sees "$20,000 in closing cost help" or "a below-market rate" tends to stop comparing.
We slow that down and ask three questions:
- What is the incentive worth to you? A rate buydown helps if you keep the loan for years. A closing credit helps if your cash is tight today.
- What are the conditions? Many require the builder's preferred lender, or a closing date the builder controls. Those conditions can cost you more than the incentive saves.
- What would a cash-equivalent offer look like? Sometimes the same money, applied as a price reduction or a credit, beats a fancy package.
For a deeper look, read builder incentives vs. outside lenders and are builder incentives worth it?.
What it looks like to have someone on your side
Here are a few moments where having an agent changes what happens. These are examples of the kind of help we give, not promises of a particular result.
- At the sales office. We ask the questions you might not know to ask: Is this price fixed? What is not included? What happens if my closing date moves?
- When you compare two builders. We build the side-by-side and show you the real cost differences, not the marketing ones.
- When the contract arrives. We help you understand the sections that matter most and what to ask about them. Read our guide on what to know before signing.
- When something does not match what you were told. We help you get it in writing, or tell you when it is time to pause.
- When the closing date shifts. We know what to check about your rate lock, your incentive and your deposit.
- At the final walkthrough. We help you check the home against your contract and list what needs fixing before you close.
We are licensed real estate professionals, not attorneys, and we do not give legal advice. We are also not lenders or inspectors, and we will say so. What we do is help you understand your options and work through each decision with you.
Who pays us, and how it works
This is the question every buyer asks, and it deserves a straight answer.
In most new-construction communities, the builder pays the buyer's agent a fee under the builder's own terms. That fee is paid out of the builder's budget, after your closing, according to the builder's purchase agreement and cooperation policy, and subject to the builder's registration requirements. You do not write us a check, and our fee is not a separate line on your bill.
Two things are worth knowing:
- Every builder is different. Some pay buyer's agents on set terms, some require that you be registered before your first visit, and a few do not cooperate with outside agents at all. That is why we confirm the details community by community, before you visit.
- We put it in writing. Florida agents now put the terms of their buyer representation in writing before touring homes with a client, including how they are paid. Before we tour a community with you, we confirm in writing who pays our fee, on what terms, and whether we can represent you there. If a community will not allow us to represent you, or does not pay a buyer's agent, we tell you up front, so you do not waste your time. No surprises.
| What we confirm in writing | Why |
|---|---|
| Who pays our fee for this community | So you know exactly who is paying |
| The terms: when it is paid and what triggers it | So the builder's rules are clear to you |
| Whether we can represent you in that community | Builders set their own registration rules, so we check before you visit |
| What the builder requires of buyers with an agent | For example, being registered on your first visit |
| Whether the builder's offer changes with an agent | So you can compare fairly with going alone |
Going alone vs. working with us
| On your own | With Casera Haus | |
|---|---|---|
| Who is on your side | You | You and us |
| What you compare | The builder you visited | Communities and builders across five counties |
| Incentives | The builder's explanation | Each incentive, its conditions and its real value |
| The contract | You read the builder's version | We walk you through it in plain English |
| Questions to ask | The ones you think of | A checklist built from many purchases |
| When something is off | You raise it alone | We raise it with you |
| Support after you sign | The builder's process | Reminders, milestones and a point of contact until closing |
| Cost to you | Usually the same price | In most cases, no out-of-pocket cost to you, confirmed in writing |
How working with us starts
It is simple, and there is no obligation to begin:
- A free 20-minute conversation. Tell us what you are looking for. We will tell you honestly whether we can help.
- Your shortlist. We recommend communities and builders that fit your plan, with the trade-offs explained.
- A written agreement. We confirm how we are paid for each community, in writing, before we tour.
- We register you and tour with you. Then we compare, explain and support you from there.
When this is a good fit, and when it might not be
We are a good fit if you:
- Are buying new construction in Miami-Dade, Broward, Palm Beach, Martin or St. Lucie County
- Want to compare more than one builder or community
- Are buying from out of state or from abroad and want a team that speaks your language
- Want someone to explain the contract, the incentives and the process
- Would like support from your first visit to closing day
We may not be the right fit if you have already signed a purchase contract directly with a builder, or if the builder you want does not cooperate with outside agents. In those cases we will tell you honestly what we can and cannot do.
Frequently asked questions
Do I pay Casera Haus anything?
In most communities, the builder pays our fee, after closing, under the builder's own terms, so you have no out-of-pocket cost for our service. This depends on the builder's registration requirements, which is why you should talk to us before you visit or register with any builder or community. Terms vary by builder, and before we tour a community with you, we confirm in writing who pays, on what terms and whether we can represent you there.
Will the builder charge me more because I use an agent?
Builders set their prices and programs themselves, and we do not add anything to the builder's price. Because builder programs differ, ask us to show you, in writing, how a specific community handles buyers who bring an agent.
I already visited a builder's sales office on my own. Can you still help?
Maybe. Builders have different registration rules, and visiting alone can limit what is possible in that community. Contact us before you sign anything and we will check the builder's policy and tell you honestly where you stand.
Do you represent the builder?
No. We represent buyers only, and we are not employed by any builder.
Are you attorneys, lenders or inspectors?
No. We are licensed real estate professionals, and we do not give legal advice. We explain the process and the paperwork in plain English and help you work through each decision. Which lender, inspector or other professional you use is always your choice.
Can you help me buy from out of state or from another country?
Often, yes. Many of our clients do not live in South Florida when they start. Our guide to buying from out of state covers the practical steps, and our team works in English, Spanish and Italian.
Which areas do you cover?
Miami-Dade, Broward, Palm Beach, Martin and St. Lucie counties.
Can you guarantee a discount or the best price?
No, and be wary of anyone who does. What we can do is make sure you compare properly, understand every incentive and have someone asking the right questions on your behalf.
