Builder Incentives vs. Outside Lenders: Reading the Fine Print
July 24, 2026 · 2 min read
Rate buydowns and closing-cost credits can be real money — or a wash. How to compare a builder's preferred-lender offer against shopping it yourself.
Builders lean on financing incentives because they protect the headline sales price. That doesn't make them a bad deal — but you have to compare the all-in cost, not the advertised perk.
Compare APR, not just the rate
A rate buydown through the preferred lender can be excellent, but lender fees and a higher base rate can quietly offset it. Get a Loan Estimate from the builder's lender and at least one outside lender, and compare the APR and total cash to close.
- Ask whether the incentive requires the preferred lender
- Compare total closing costs, not just the interest rate
- Confirm whether a buydown is temporary (2-1) or permanent
- Check that the incentive survives if rates move before closing
