What's included, what's not, and how to compare active-adult communities fairly on HOA costs.
In active-adult communities, the HOA fee often funds the lifestyle you're buying into. But two communities with very different fees can be hard to compare until you look at what each one actually covers.
What HOA fees commonly include
- Amenity access (clubhouse, pools, fitness, courts)
- Lawn care and exterior maintenance (varies)
- Gate staffing and community security
- Social programming and on-site lifestyle staff
- Reserves for long-term repairs
Compare apples to apples
A higher fee that includes full lawn care and amenities can be a better value than a lower fee where you pay separately for those. Ask for the budget and what's covered, and whether CDD fees apply on top.
