Age-Restricted vs. Age-Targeted Communities
July 24, 2026 · 2 min read
The rules that affect who can live with you, and what they mean for resale.
Not every community marketed to older buyers is legally age-restricted. The distinction affects who can live there and how you'll resell.
Age-restricted (55+)
These communities legally require at least one resident to be 55 or older in a set percentage of homes, under federal housing rules. They tend to have the deepest active-adult amenities and programming.
Age-targeted
These are designed and marketed to older buyers but don't enforce age rules. They offer flexibility (family can buy too) but a different community feel.
Neither is better universally. We help you choose based on the lifestyle and resale profile you want.
