Your Financing Options for New Construction

Builder lenders, outside lenders, and how to choose: a clear overview of how to finance a new home.

One of the most important, and most misunderstood, parts of buying new construction is financing. You have real choices, and the right one depends on your situation. This is general information, not lending advice.

The builder's preferred lender

Most builders have an in-house or preferred lender and often attach incentives (rate buydowns, closing-cost credits) to using them. These can be genuinely valuable, but the incentive is sometimes offset by a higher rate or fees. Always compare.

Outside lenders

Banks, credit unions, and mortgage brokers can sometimes beat the builder's deal, even after you account for incentives. Shopping a couple of options costs little and can save thousands.

How we help

We don't sell loans, so our guidance is objective. We help you compare the builder's offer against outside options on an all-in basis, and connect you with reputable lenders so you can choose what's genuinely best, not just what's convenient.

“The builder's lender might be the best deal. It might not. The only way to know is to compare, and we help you do exactly that.”
