For many buyers, a sense of safety and belonging is as important as the home itself. New-construction communities vary widely here, and it's worth evaluating deliberately.
Community features to evaluate
- Gated entry, staffed or access-controlled
- Street lighting and walkability
- Active HOA and community programming
- Proximity to services and your daily routine
The intangible: does it feel right?
